银行提前还房贷流程
1、提出申请
一般应提前一个月,由借款人本人至房贷银行提出书面申请,看房贷银行是否同意提前还房贷,协商处理原则,或者按照签订的个人购房借款合同约定处理,办理提前还清房贷业务。
2、准备资料
个人有效身份证、房贷银行卡、个人购房借款合同等到房贷银行办理贷款结清手续,可能还需要准备一定的提前还款违约金,具体费用可以提前咨询房贷银行或者以签订的借款合同为准。
3、银行审批
将准备好的资料和房贷提前还款书面申请单,提交给银行审批,待审批通过,计算剩余应还房贷本金、提前还款违约金等,便可以进行提前还款操作。
4、办理房贷清户撤押工作
即房贷提前还清后,银行进行撤销房屋抵押的工作,主要就是将已入库保管的有关抵押凭证和文件退还给借款人,比如房产证、房贷结清证明等,交由借款人书面签收,然后借款人再去房管局的房屋产权抵押部门办理抵押注销手续。(周泉)
